There you are! Owner of a land in Loma Verde, having so many ideas for the construction of your splendid villa!

ALS Construcciones manages your construction project in Loma Verde and assist you for the design of your villa. We strongly recommend the following steps to make your project successful.

 
 

 

 

Step 1: Visit Loma Verde  

An on-site visit, accompanied by representatives of ALS Construcciones, will give you a precise idea of the topography, the possibilities for positioning the different building parts and the different styles of architecture of the region.
 

This visit is also an opportunity to go over the few rules governing the construction of villas in Loma Verde.

  • A strip of 20 Ft, non constructible, must be respected between each of the 4 limits of the property and the main construction
  • For the units by the edge of the cliff, the main building and other constructions such as swimming pool can be built on the property limit, by the edge of the cliff
  • Constructions situated in the units by the edge of the cliff may not have a height of more than 15 Ft
  • Newly planted trees may not exceed an height of 13 Ft
  • The existing trees may not be uprooted or moved without the authorization of ALS Construcciones and the Dominican administration
  • Fences delineating the units may not have a height of more than 6 Ft
  • Equipments such as satellite dishes, solar water heaters, solar panels and other external equipments may be installed under conditions approved by ALS Construcciones
  • The following roofing are approved: flat roof ("terrace roof") and slope roof covered with mechanical tiles made of terracotta, flat or round; roofing in palms on wooden framework is allowed for secondary constructions such as pool house, garage or services' buildings

 

 

Step 2: Choose an Architect 

2 options:

  • Select your own architect, resident or not in the Dominican Republic, whose plans must be submitted for approval to ALS Construcciones. The owner pays the fees directly to the architect.

  • Use ALS Construcciones, which produces plans as part of the construction service.

Whatever options you chose final plans must be drawn by a local architect, according to standards set by the Dominican Administration. These plans will enable you to obtain the building permit. This service is paid directly by the owner to the architect.

 

 

 

Step 3: Design your villa – Draft Plan 

At this stage of the project you must write down all your ideas: 

  • Overall plan of your property including main house, additional buildings (bungalow, pool house...), swimming pool...

  • Description of every building part: style, type of roofing, total surface, number and layout of rooms, number of floors, arrangement of the floors in relation to the declivity of the land...

  • Choice of materials and colors for every building: outside coatings, roofing, interior coatings.

This stage leads to writing a Draft Plan, on the basis of which can be done a first evaluation of the construction pricing by ALS Construcciones.

On the basis of this draft, owner, architect and ALS Construcciones, can review different options, make adjustments and make the final decisions as for the layout and the distribution of the surfaces, the materials to be used, the sources of energy…

 

 

 

Step 4: Write the Detailed Plan of Construction

The Detailed Plan of Construction is a comprehensive document that contains all the information necessary to build your villa, in an orderly and efficient way, comprising the following elements:

  • Architect plans: the final plan is drawn by a local architect and submitted to the Dominican administration for obtaining the building permit

  • Description of the sources of energy

  • Description and planning of the construction and materials used

  • Description and planning of construction of outdoor amenities: swimming pool, lawns, garden, plantations...

  • Description of sanitary installations

  • Description, if option chosen, of interior and exterior furniture, household appliances, and other materials (bedding, dishes, glassware...)
